Average home appreciation per year: US and city rates
The average US home gained 4.2% a year since January 2000, a rate Zillow Home Value Index tracks. From 1975 to 2025, the FHFA house price index shows 5.0% a year, and the last ten years came in at 5.9% a year.
Three scenarios for what a house may be worth in 10 years
- Value today
- Years from now
How much will my house be worth in 10 years? No one can say for certain, though history points to a range. Give the current value of the house and the number of years. Each of the three answers uses a US rate recorded by FHFA since 1975, whether the slowest one, the average one, or the fastest one.
Across ten years the slowest stretch ran from 2006 to 2016 at 0.0% a year, and the fastest from 1975 to 1985 at 7.6% a year. For each metro, Zillow's own short-range outlook appears on the housing market forecast page.

What a house may be worth in 5 years and 20 years
As of September 2026 a typical US home was worth $366,157, and the same three rates apply to it. Each figure is arithmetic based on a past rate, not a forecast.
| Years from now | At the slowest rate | At the 1975 to 2025 average | At the fastest rate |
|---|---|---|---|
| 5 years | $302,000 −3.8% a year, 2007 to 2012 | $467,000 5.0% a year | $615,000 10.9% a year, 1975 to 1980 |
| 10 years | $367,000 0.0% a year, 2006 to 2016 | $596,000 5.0% a year | $764,000 7.6% a year, 1975 to 1985 |
| 20 years | $655,000 3.0% a year, 1992 to 2012 | $970,000 5.0% a year | $1,125,000 5.8% a year, 1975 to 1995 |
For the US, the figures come from FHFA's all-transactions house price index, using compound rates between yearly averages. The Zillow Home Value Index is the value now.
Short periods move the most. The five-year rate has ranged between −3.8% and 10.9% a year, while the 20-year rate ranged only between 3.0% and 5.8%. Hold a house longer, and its gain tends to move nearer the long-run average.
How much does a house appreciate per year?
A yearly appreciation rate means the steady rate that carries the first price to the last one, compounded every year. A typical US home was worth $122,626 in January 2000 and $366,157 in September 2026, ×2.99, which comes to 4.2% a year. Year to year the rate is uneven. The FHFA house price index (HPI) uses the same houses sold more than once. It rose most in 2022, at +16.4%, and fell most in 2009, at −5.5%. In five of the 50 years below, it fell.
