Housing market forecast: city table and outlook
Pick a city, and one line shows Zillow's 12-month forecast for the metro plus the city's crash-risk score.
Housing market predictions for the next 12 months
Zillow's forecast puts the typical US home value up +1.1% across 12 months beginning September 2026, reaching about $370,200 from $366,157. Our cities fall within 213 forecasted metro areas, where 167 are expected to rise, 43 to fall, and three to hold steady.

- The next 12 months
- +1.1%. Measured from September 2026.
These numbers are Zillow's, restated here; the site does not publish any forecast of its own. For each metro area, the forecast uses the Zillow Home Value Index, also called ZHVI. It tracks a typical home's value in the middle of the market rather than the value of one house. The US index moved +1.2% over the past 12 months, so the forecast points to a slower pace for the year ahead.
Home value forecast by city from Zillow
Each metro area gets one row that lists our cities inside it; there are 288 city pages in all. You can sort any column, or type in a city to find its metro. For the middle metro, the forecast is +1.6% over 12 months.

Fannie Mae housing forecast and other outlooks

How well 12-month forecasts have done
A forecast of this kind over 12 months is an estimate: Zillow's central estimate for each metro. No past forecasts are stored on the site for comparison with actual results, so it claims nothing about how often they were right. Two figures in the data show how broad the range is.
- Top metro forecast
- +5.9%Abilene, TX
- Lowest forecast for a metro
- −3.6%Cape Coral, FL
- Gap between the two
- A gap of 9.5 points across 213 metros.
- Range of US 12-month change
- From −10.0% to +18.4% since 2001, based on Zillow ZHVI.
From 2001 onward, the US 12-month change has ranged between +18.4% in August 2021 and −10.0% in March 2009. A +1.1% forecast sits inside a range that broad; weigh it as one of several estimates.
